Firm Overview
Alpine Advisors is a real estate portfolio operations services firm. We deliver structured operations services across two tracks: Portfolio Operations Retainer Services for ongoing portfolio management, and Due Diligence Services for acquisition and disposition support.
Our retainer packages give institutional portfolios a consistent operations platform, covering CapEx and OpEx budget validation, vendor contract review and benchmarking, facilities management advisory, field visits, and structured portfolio reporting. Engagements are annual and built to scale with your portfolio.
Our due diligence services validate capital and operating assumptions before you commit. We review CapEx and OpEx underwriting, assess execution risk, analyze vendor contracts, and provide re-trade support, giving acquisition teams the operational context that third-party reports alone do not always provide.
Alpine Advisors is principal-led. John Cresto brings more than 15 years of institutional real estate operations experience, including CapEx and OpEx underwriting on over $1B in acquisitions across a $3B+ portfolio. Jamie Cresto brings executive leadership experience from Carlyle and Vista Equity backed portfolio companies, with deep expertise in institutional forecasting, performance management, and service delivery.

Why We Built Alpine Advisors
Alpine Advisors was formed to address a recurring gap in institutional real estate: the disconnect between what underwriting models assume and what portfolios actually require to perform.
Acquisition and asset management teams rely on analyst-driven models and third-party reports to support diligence and investment decisions. Those inputs are essential, but they are built for compliance and committee review. They do not always reflect how an asset operates day to day, how capital plans translate into field execution, or where operational exposure is actually concentrated.
Through years of direct experience in transaction diligence, CapEx and OpEx underwriting, and portfolio operations, the Alpine Advisors team observed this gap consistently. Capital plans were misphased. Vendor contracts were underperforming relative to market. Facilities exposure was underestimated. The operational picture that emerged after close rarely matched the one that informed the investment decision.
Alpine Advisors was built to close that gap. We deliver structured operations services that bring real operating context to both sides of the ownership lifecycle: validating assumptions before acquisition and running consistent operational systems through ownership. Leadership
John and Jamie Cresto bring complementary experience across institutional real estate operations and private equity backed company leadership. They are also husband and wife, and built Alpine Advisors together with the conviction that those two disciplines are stronger combined than separate. John and Jamie live in Naperville, Illinois with their two daughters.
John Cresto
Principal & Head of Real Estate Operations
John Cresto leads Alpine Advisors' portfolio operations practice, bringing more than 15 years of experience across capital planning, facilities operations, and CapEx and OpEx underwriting within institutional real estate environments.
Throughout his career, John has worked directly with investment, asset management, and operating teams to plan and execute capital strategy across a $3B+ portfolio comprising more than 120 assets. His experience spans the full ownership lifecycle, from transaction diligence and acquisition underwriting through post-close capital execution and ongoing portfolio operations.
John played a central role in supporting a platform's transition from public REIT ownership to a private structure, leading transaction due diligence, operating analysis, and post-transaction operational planning. Over the past six years, he led CapEx and OpEx underwriting on more than $1B in acquisitions, working directly with deal teams to validate capital assumptions, assess execution risk, and build operating budgets grounded in field conditions rather than modeled projections.
That depth of direct operational experience is the foundation of how Alpine Advisors structures and delivers its portfolio operations services. John brings the same rigor to every client engagement that he applied managing capital and operations at institutional scale.
Jamie Cresto
Founder & Managing Partner
Jamie Cresto is the Founder and Managing Partner of Alpine Advisors and leads the firm's strategy, operational systems, and service delivery standards.
She brings executive leadership experience from private equity backed portfolio companies sponsored by Carlyle and Vista Equity Partners, where forecasting accuracy, capital allocation discipline, and board-level accountability were central to how value was created and measured. That operating environment, where performance data had to be credible, timely, and actionable at the executive level, directly shaped how Alpine Advisors structures and delivers its portfolio operations services.
Over the course of her career, Jamie has led account management, partner management, and client relationships across transaction-driven growth environments, and negotiated hundreds of strategic enterprise agreements totaling more than $1B in aggregate value across technology and e-commerce platforms. She built and managed in complex, multi-stakeholder settings where financial rigor, executive accountability, and long-term client relationships were central to the business.
At Alpine Advisors, Jamie focuses on building the systems, standards, and operational frameworks that support consistent service delivery and long-term client success. Her background in client-facing leadership and institutional performance management informs how Alpine approaches every engagement, from how services are scoped and structured to how results are measured and reported.
