Our retainer packages deliver structured operations services to your portfolio on an ongoing basis. Rather than managing each operational need separately, Alpine clients receive a consistent service platform, CapEx and OpEx budget validation, vendor contract review and benchmarking, facilities management oversight, and field visits, with structured reporting and regular touchpoints built into every engagement. Three tiers available. All engagements are annual.

Due Diligence Services
Acquisition & Disposition Support
Alpine Advisors delivers structured due diligence services during acquisition and disposition, validating CapEx and OpEx assumptions and identifying execution risk before capital is committed.
Our due diligence work is scoped to support investment committee preparation and is built to surface what third-party reports and underwriting models do not always reflect: how the asset actually operates.
Our due diligence advisory services typically include:
Operational Due Diligence & CapEx Validation - validate PCA findings against real field conditions, classify CapEx line items (i.e. repair vs. replacement, immediate vs. long-term), benchmark capital assumptions against active pricing data, flag misclassified OpEx/CapEx items, on-site walk with an operator lens
OpEx Planning & Budgeting - Review operating expense assumptions, identify near-term OpEx exposure missing from underwriting, build a year-one budget grounded in how the asset actually operates, flag vendor contracts and pricing that affect NOI
Vendor Sourcing & Procurement Advisory - Leverage active vendor network to validate pricing and sourcing, identify preferred vendors for post-close capital work, support scope-of-work development before vendor engagement
Environmental Review Support - Review Phase I findings and evaluate any RECs, provide operational context on remediation costs and timelines, advise on whether flagged conditions are deal risk or manageable
Re-Trade Support - Provide pricing data to structure and support re-trade requests, translate field findings and third-party flags into a defensible position, frame cost disputes as structured conversations, not adversarial ones
